Storefront Sign Landlord Requirements: What to Confirm Before Manufacturing

Before manufacturing a storefront sign, turn the landlord’s sign criteria into an approved project drawing. The relevant requirements may cover the visible design and the building interface. A landlord’s aesthetic approval and any approval required by the local authority are separate matters to verify for the specific property.

Request the actual property criteria

Ask for the current signage manual, lease-related sign conditions and the landlord’s approval process. Check the permitted sign area, position, projection, lighting appearance and attachment restrictions. Record ambiguities as questions rather than interpreting a reference photograph as permission.

Resolve building penetrations and services

Identify where fixings and cables may pass through the fascia, and who approves the interface with cladding or waterproofing. Confirm whether an existing raceway, support or power point may be reused. The local installer should verify the site rather than asking the factory to infer hidden conditions from an elevation.

Submit a coordinated approval package

Provide the elevation, dimensions, construction appearance and mounting concept together. Include day and illuminated views where requested, clearly labeled as design representations. Keep the approved drawing revision and any conditions attached to it in the production package.

Track changes after approval

If the construction, size or mounting method changes, ask the responsible project team whether the revised proposal needs further approval. Record the decision before manufacturing affected parts. Keep landlord, authority and technical approvals in separate fields so one completed item does not conceal another outstanding requirement.

Buyer review checklist

  • Current landlord sign criteria
  • Permitted location and dimensions
  • Lighting and projection restrictions
  • Penetration and mounting approval
  • Local approval responsibility
  • Final drawing and conditions

Does landlord approval mean a sign is ready for production?

It resolves only the scope of that approval. Confirm that dimensions, engineering, local requirements and the final construction are also settled.
